M&Y Completes £2.2M Fire Safety Project

cable yard fire safety work project

M&Y Maintenance and Construction is proud to announce the successful completion of an extensive Fire Safety Project encompassing two five-story apartment blocks located on Cheapside in Liverpool City Centre.

In October 2021, Redwing entrusted M&Y with the responsibility of enhancing the fire safety measures of these buildings. The comprehensive project included vital upgrades to the building’s façade, roof, courtyard decking, and balconies.

Revitalizing Fire Safety

One of the primary tasks involved the removal of the original timber cladding from both blocks, which was subsequently replaced with new rendering. In addition, remedial render coatings were applied to the gable elevations, effectively extending the lifespan of the material.

To further mitigate fire risks and improve slip resistance, all decking on the courtyard, balconies, and the rooftop garden terrace was removed and replaced with a combination of paving slabs and aluminum decking. Additionally, one of the roofs was entirely replaced, enhancing the building’s thermal efficiency. New edge protection measures were also installed to ensure resident safety.

These comprehensive enhancements are designed to endure for a minimum of 15 to 20 years with proper maintenance.

Aesthetic and Interior Improvements

Completing the project, M&Y meticulously repainted the steel-framed balconies, gable end elevations, and an external wall. Internally, both blocks’ lobbies received a fresh coat of paint, rejuvenating the overall appearance of the building for the benefit of its residents.

Kevin Moses, M&Y’s Director of Operations, expressed his pride in M&Y’s expansion into Fire Safety works, saying, “We’re immensely proud of M&Y’s growth in the field of Fire Safety works. With the dedicated support of our experienced team, we’ve ensured that the works at Cable Yard have been executed to the highest standards, guaranteeing the safety of homes now and in the future. With another fire safety project already underway, we’re excited to further develop this workstream and offer fire risk assessment and follow-up services to housing associations and local authorities across the North West.”

Alex Andani, Executive Director of Property at Redwing, expressed satisfaction with the project’s outcome, stating, “We’re pleased to have completed improvements to Cable Yard, raising the standards of fire safety throughout. We extend our gratitude to all residents for their patience and support during these essential works. We are particularly impressed with the work delivered by M&Y, which is of an excellent standard.”
