New Ferry: Phase One Complete

The first phase of the New Ferry regeneration programme is now complete, delivering 34 new homes across two sites on the high street. The works form part of a £6.6m total scheme cost programme led by The Regenda Group in partnership with Wirral Council, with M&Y delivering construction on both sites.

Delivered collaboratively across The Regenda Group including M&Y Maintenance & Construction, Redwing, and Regenda Homes this £6.6 million development is quality design with meaningful social impact, continuing our commitment for placemaking in the Liverpool City Region.

The completed homes span two key sites along New Ferry’s high street:

  • Sorrel Place (Boundary Road) is 20 Rent to Buy apartments delivered through Redwing, giving residents access to affordable homes at a 20% reduced rent while supporting long-term homeownership.
  • Bebington Road is 14 high-quality affordable rent homes designed to echo the area’s Victorian and Edwardian character, with extended frontages reminiscent of the original shopfronts.

From M&Y’s perspective, both locations required tight programming, coordination across multiple design stakeholders and clear communication with local businesses due to the nature of the high street environment.

To support Phase One, Wirral Council also upgraded Grove Street South car park, introducing 54 spaces (including seven Blue Badge bays), CCTV and improved lighting, along with new through routes to support footfall around Bebington Road businesses. These works underpin the viability of the residential developments by improving day-to-day access and safety in the immediate area.

The Regenda Group has confirmed that the next phase of housing delivery is scheduled to begin in early 2026, supported by a £5.5m package of public realm investment from Wirral Council. This will extend the regeneration footprint, and M&Y will continue to align project delivery with the wider masterplan as the programme continues.

Michael Birkett, Group Chief Executive of The Regenda Group, called the milestone “a significant step” in rebuilding and transforming the area, celebrating the creation of a “thriving, sustainable community that people can be proud of.”

Wirral Council also reaffirmed its commitment to New Ferry as part of its wider regeneration strategy, with Phase 2 scheduled to begin in early 2026 and supported by £5.5 million of council investment in public realm improvements.  

With Phase 2and 43 more new homes starting this month the transformation of New Ferry continues. M&Y is excited to keep building on this momentum and deliver even more high quality homes, community spaces and long-term social value for residents across Wirral.
