To build 500 homes we need bricklayers, electricians, joiners, scaffolders, engineers, manufacturers and dozens of other specialists who know exactly what they’re doing. Or in other words, we need a very good supply chain.
Last week, we brought M&Y’s subcontractors and suppliers together to celebrate what we’ve delivered, discuss what’s coming next and ask the question businesses don’t hear from contractors often enough: What is M&Y actually like to work with?
The answers matter really matter to us because M&Y started as a small, local business, so we understand the difference that reliable work, clear communication and prompt payment can make. We also know that successful relationships cannot begin when a tender lands in somebody’s inbox.
Business Development Manager Emma Lavery spoke about creating stronger relationships before procurement begins, while Construction Director Alastair Mail made it clear that the event was not intended to be a ‘sit down and watch a presentation’ kind of day!
“It’s not just us telling them what we need, where we’re going and celebrating our success. It’s a two way conversation about what they need from us. What could help our partners plan, perform and grow?”
Alongside updates from Commercial Director Ian Phillips and Director of Health and Safety Dave Morrell, we shared what we have learned across our latest construction projects, including our latest quality performance. There was plenty to celebrate, from 89 new social-rent homes at our Liverpool city centre Grove Street development, to affordable homes at New Ferry and energy-efficient apartments at New Road.
Across the past 12 months, our construction projects recorded an average of just three defects per completed home. Every one of the 228 defects raised was rectified, and clients rated our defect performance 4.5 out of 5.
We’re really proud of those figures and we know we didn’t achieve them alone.
We also launched monthly Social Value Sessions with our supply chain. If a subcontractor creates jobs, supports a local organisation, donates materials or gives someone work experience, we think that impact deserves to be captured properly! The sessions will make reporting through HACT easier, help partners build stronger evidence of their own impact and give credit to the businesses actually delivering it.
Thank you to every subcontractor, supplier and partner who keeps building with us, challenges us and tells us where we can do better.

We’re currently growing our supply chain for our proposed Westview development in Fleetwood.
